We met Mr. Mark Onwuka, about 12 years ago when he was working with Remax.. He helped us to locate a lot, build and buy our custom home in Temple Hills Maryland. We loved our house and have been living there for about ten years. However, our kids are now grown and some have even moved out . So, we decided this year, to sell our house in Temple Hills Md and buy a new one in the Lanham/Glen Dale area. Naturally, we contacted our Realtor Mark Onwuka, now of American International Realty, who has been our agent for several years. He advised us on how to price the house quite competitively to sell quickly.. Also he assisted us to secure a contract with K. Hovnanian Homes to build our new house. He then put our house on the market at the price we had agreed..Barely a few days after, we got a contract that would allow us to close and rent back for about a couple of weeks before closing on our new house..Everything was going well, the inspections were done, the appraisal also came out quite well. The buyer’s loan was approved and we were looking forward to closing, but out of the blue, the buyer decided that he would no longer go on with the purchase because of some alleged family and personal problems. We were devastated because we only had about 5 weeks to settle on our new home which the builder has been building for about 5 to 6 months. We tried negotiating with the buyer but he was adamant and we were afraid that we would lose the thousands of dollars we had put down before the builder started to build our house. While we were panicking and pulling our hairs out, Mark remained calm, steadfastly and reassured us that he would still deliver. He proceeded to use his own money to hire professionals. He marketed and promoted the house aggressively and although the efforts were paying off, we got a few new offers but they would not close prior to our scheduled new house closing..So Mark proceeded to negotiate with all the prospective buyers that showed interest in our house until he secured one that would close about 1 day prior to our own closing. We had issues with moving out right after settlement but Mark negotiated a free 1 week rent back for us while giving the new purchasers some incentives that made it a win-win for all concerned. He worked tirelessly to make sure that we were able to sell our house and buy a new one with little or no hassles although we had that unavoidable painful hiccup.
